Enhanced Housing Grant: How much do you get and how does it affect your first HDB flat purchase?

For many first-time homebuyers, 2026 feels like a year of renewed opportunity. With strong interest in new Build-to-Order (BTO) launches and steady demand in the resale market, young couples and eligible singles are weighing their options more carefully than ever. A major factor shaping these decisions is the Enhanced Housing Grant (EHG), which has become one of the most significant forms of support for first-time HDB buyers.

While the EHG is not brand new, recent enhancements have expanded both the grant quantum and income coverage, giving more flexibility to households planning their first home purchase. Whether you are considering a BTO flat or exploring resale options closer to family or work, understanding how the EHG works is essential before making a commitment.

How the Enhanced Housing Grant Works

The EHG is credited directly into your CPF Ordinary Account (OA). It is not cash in hand, and it cannot be used for daily expenses or monthly loan instalments. Instead, it helps reduce the upfront cost of buying your flat by offsetting the purchase price or lowering your loan amount.

Importantly, CPF housing grants are not “free money.” When you eventually sell your flat, the grant amount used — along with accrued interest at 2.5 per cent per year — must be returned to your CPF OA. This refund is automatic and deducted from your sale proceeds. It restores your CPF savings to what they would have grown to if untouched.

In simple terms, the EHG allows you to use future CPF growth today to ease your first home purchase, while ensuring your long-term retirement savings remain intact.

How Much EHG Can You Receive in 2026?

The amount you qualify for depends on your average monthly household income over the 12 months before your HDB Flat Eligibility (HFE) application. The EHG is tiered — households with lower incomes receive larger grants.

Under the enhanced structure, first-timer families can receive up to $120,000, while eligible singles (aged 35 and above buying on their own) can receive up to $60,000. The income ceiling for families is $9,000 per month. As household income rises toward this ceiling, the grant amount decreases.

For resale buyers, the EHG can be combined with other grants, significantly increasing total support. These include the CPF Housing Grant (Family Grant), which provides up to $80,000 for eligible resale flats, and the Proximity Housing Grant (PHG), which offers up to $30,000 if living with parents or $20,000 if within 4km.

When stacked together, eligible first-time resale buyers can receive as much as $230,000 in total housing grants — a substantial boost to affordability.

How the EHG Influences Your Buying Decision

One of the biggest advantages of the current EHG structure is flexibility. The grant is no longer tied to specific flat types or estate categories. Whether you choose a BTO or resale flat, a mature or non-mature estate, the EHG amount is determined purely by household income.

This makes resale flats more competitive than before. While BTO buyers can only receive the EHG (up to $120,000), resale buyers can combine multiple grants. For couples eligible for the full stack, resale pricing may become comparable to, or even more attractive than, certain BTO options — especially when factoring in shorter waiting times and preferred locations.

HDB Loan vs Bank Loan: Why It Matters

The way grants are applied differs depending on your loan choice.

If you take an HDB loan, the full 25 per cent downpayment can be paid using CPF savings and housing grants, provided you have sufficient CPF balance. There is no mandatory cash component.

If you take a bank loan, however, 5 per cent of the flat price must be paid in cash. The remaining 20 per cent can be covered using CPF and grants. Grants cannot replace the compulsory cash portion.

This distinction can significantly affect buyers who have sufficient CPF funds but limited cash savings.

A Practical Illustration

Consider a couple purchasing a $500,000 resale flat with a combined monthly income of $7,000. Based on current grant tiers, they may qualify for $25,000 under the EHG and $80,000 under the CPF Housing Grant, giving them total grants of $105,000.

If they choose a bank loan, they must pay $25,000 in cash (5 per cent of the flat price), even though their grants can fully cover the CPF portion of the downpayment.

If they opt for an HDB loan instead, the required 25 per cent downpayment of $125,000 can be covered entirely using their $105,000 in grants plus $20,000 from their CPF OA savings — without needing upfront cash.

The Key Figures First-Time Buyers Should Know

In 2026, first-time families can receive up to $120,000 in Enhanced Housing Grant support. Resale buyers may stack grants up to a maximum of $230,000 if eligible. Grants are credited into CPF, not paid in cash, and must be refunded to CPF with 2.5 per cent accrued interest upon sale.

For many first-time homeowners, these enhanced grant levels significantly reduce the upfront barrier to entry. However, understanding loan structures, cash requirements, and long-term CPF implications is just as important as knowing the headline grant amounts.
